For this charming 1150 square foot cottage located in the redwoods of La Honda, options for expansion were explored to determine a master plan for the work to be carried out in phases.

A larger kitchen, living room, and bedroom, a new entry foyer, new master suite with sitting room and private deck, a wrap-around porch, a roof deck were all considered in the expansion options.

In the selected option, phase 1 includes a new master suite foyer and entry porch above an attached garage.  Phase 2 involves enlarging the living room and adding a new deck and vaulted roof porch above.  Phase 3 will be the kitchen renovation and expansion into a sunroom.

 

 

The massing of the addition is designed carefully to augment the scale of the existing house.  From the street side, a new entry porch and foyer create an inviting approach.  The larger volume of the master suite phase establishes a strong presence for the expanded house.  The roof of the upper porch hovers gently above the house.
